RepMonitor.Site is operated by BEMA Ventures LLC ("BEMA Ventures LLC, operator of RepMonitor.Site", "we", "us"), which is also the registered sender of our SMS program. We provide shopping center reputation intelligence to owners, REITs, asset managers, leasing teams, and property managers. This policy explains what we collect, how we use it, and the choices you have.

Information we collect

• Account details: name, work email, company, and role.
• Optional mobile phone number, used only for the transactional SMS program you opt into.
• Portfolio data you enter (properties, tenants, competitors, site plans, notes).
• Reputation data pulled from public sources (Google, Yelp, Apartments.com) for the properties you monitor.
• Product telemetry required to secure and operate the service (sign-in events, error logs, IP address, user agent).

Mobile phone numbers & SMS consent

Providing a mobile phone number is optional. We only send SMS when you explicitly check the "Receive SMS Reputation Alerts" box on our sign-up screen, in your alert preferences, or in account settings. The SMS program is transactional only — reputation monitoring alerts, tenant and property updates, review trend alerts, account verification, login authentication, and account security notifications. We do not send marketing or promotional SMS. Message frequency varies. Message and data rates may apply. Reply STOP to cancel, HELP for help. Consent is not a condition of purchase or use.

Mobile information and SMS consent will not be sold, rented, or shared with third parties or affiliates for marketing or promotional purposes. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties. How we use information

• Provide, secure, and improve the RepMonitor.Site product.
• Send transactional email and (with your consent) transactional SMS alerts.
• Detect abuse, prevent fraud, and comply with legal obligations.

Data retention

We retain account and portfolio data for as long as your account is active. Consent records for the SMS program (opt-in and opt-out events, including the disclosure text shown at the time) are retained as required for compliance.

Your choices

• Update or remove your phone number in Alerts → Preferences at any time.
• Disable SMS alerts from the same screen, or by replying STOP to any RepMonitor SMS.
• Contact us for access, correction, or deletion of your personal information.
